  2. House 1 with Var. Golden Dragon and Ilsemanii gets less light than house 2. Both houses temp is generally stay between 69 and 95 degrees Fahrenheit depending on the time of day. Both house stay between 70% to 100% RH. Both Houses get partial light all day with a ~2 hour time of direct sun.

  6. Just curious, do you have good success with this mix before? It seems extremely high in bark content and it is surprising to me that you would use this for a crawling Philodendron like the gloriosum.

  7. This is the first time I've used Pine Bark. And my Gloriosum has a higher content of Peat actually (does that make more sense?)

  8. To me a mix very heavy on bark makes sense for true epiphytes (many Anthurium and orchids).

  9. The buyer doesn't get through underwriting because of the buyer's finances, or because of appraisals? By "at least $200k" do you really mean $500k+? Where will those funds come from? You'll want to buy a space for the dream with the cap gains under the 1031 exchange to avoid taxes. Everything takes longer than you think. Don't rush it.

  10. I'm not entirely privy to all the details but sounds like financing. Appraisal came in $30K over contract. I plan on leasing vs. Buying in this crazy market in FL. So I don't think a 1031 applies in my current plan. But agreed trying to be a little more patient would out me at ease. The B&M build out. Inventory. Operating expenses and furnishings are supportive of $200K to open and operate for several months even if we don't turn any revenue.

  11. You mean you want to get an SBA express that way you can draw on the proposed line and then term out the remainder correct? How is the apartment complex vested? All SBA loans take any and all collateral. Therefore, they will take a second on your home for example. Remember there is also fees. Another question what is your current rate on the complex vs what would be your proposed rate? If you got the HELOC what would be your rate and do you mind lending to your proposed business that way? Are you rate sensitive because SBA loans have higher rates.

  27. I have this stupid thought that the exchanges will get hacked during the swap. Think about it, a known period of time when a lot of people are moving their OMI to an exchange, relying on a transaction by the exchanges that probably has some holes in it (or backdoors) that could go wrong or just create vulnerabilities in general, and well you get my point. I'm holding in trust wallet then will wait about 14 to 30 days to use the ECOMI swap option (just in case they have bugs too). More gas sure but if my theory is correct I avoid losing everything. We will see.
